Metal is only as good as its detailing

A metal roof installed carelessly is a fifty-year roof with a five-year leak. Panels have to move with temperature, valleys have to be cut and sealed correctly, and every penetration needs the right boot. Here is what is in every metal install we do:

  • High-temp synthetic underlayment under every panel — standard felt cooks under steel
  • Full ice-and-water shield at eaves, well past the warm wall line, and up every valley
  • Custom-bent valley, ridge, rake, and wall flashing formed to your roof, not stock trim forced to fit
  • Panels detailed to move — clip spacing and fastening that allows thermal expansion
  • Snow retention where a slide would land on an entry, a walkway, a deck, or a propane tank
  • Boots and curbs rated for metal at every pipe, vent, and chimney penetration

Not every building should get metal. If you are selling in three years, a quality architectural asphalt system is the smarter money. The details that decide whether a metal roof lasts

Panels are the easy part. Everything below is where Northwoods metal roofs succeed or leak, and it is what we walk through with you before you sign anything.

Snow shedding and snow retention

Smooth panels release a snow load quickly, which is the point — until it lands somewhere it should not. We map the slide paths first: entries, walkways, decks, propane tanks, mechanicals, lower roofs and anything that will be parked under the eave in February. Snow guards or a retention bar system get designed into the panel layout and fastened into the seam or the structure, never surface-mounted as an afterthought.

Concealed vs. exposed fasteners

A concealed-fastener system holds panels with clips hidden inside the seam, so nothing penetrates the weather surface and the panel is free to expand and contract. An exposed-fastener panel screws through the face with a neoprene washer — a sound choice on simple gables and straight runs where rooflines are uncomplicated, and the assembly we often recommend for garages, pole buildings, and outbuildings.

Valleys

Valleys carry the most water on the roof and are the first place a metal job fails when it is rushed. Ours are full ice-and-water shield, a formed valley pan sized for the drainage area, panels cut with a hemmed edge and offset from the centerline so water cannot climb a seam, and no fasteners in the drainage path.

Chimneys, walls and penetrations

Masonry chimneys get proper step and counter flashing rather than caulk over the old work, with a cricket on the upslope side when the chimney is wide enough to trap snow and debris. Pipes and vents get boots rated for the panel profile and for the temperatures steel actually reaches, and larger penetrations get a curb rather than a stretched boot.

Eaves, rakes and drip edges

Panels are hemmed over a formed eave trim so wind cannot lift the leading edge, ice cannot work back underneath, and the drip line stays in the gutter. Rake trim is bent to the roof rather than cut from stock lengths and forced to close.

Underlayment

High-temperature synthetic underlayment goes under every panel; standard felt cooks under steel and gives up its bond. Full ice-and-water protection runs at the eaves past the warm wall line, up every valley and around every penetration.

Ventilation

Metal does not fix a hot attic. Intake at the soffit and exhaust at the ridge get balanced as part of the job, using ridge venting made for the panel profile. On cathedral ceilings with little or no rafter cavity we say so before the estimate rather than discovering it mid-install.

Maintenance and what it actually needs

A concealed-fastener roof asks for very little: keep valleys and behind chimneys clear of pine needles, look at sealant at penetrations every few years, and rinse road salt or heavy debris off when convenient. An exposed-fastener roof on a simple gable or outbuilding also needs a quick fastener inspection every few years. Neither should ever be pressure-washed or walked on carelessly — panels dent and finishes scuff.

Do I need snow guards on a metal roof?

Wherever a sliding load would land on an entry, walkway, deck, lower roof, propane tank or mechanical. Not every slope needs retention, and adding it everywhere is a waste of money — we mark the slide paths during the estimate and design retention only where it belongs.

How often does a metal roof need maintenance?

A concealed-fastener standing-seam roof needs very little: keep valleys and the area behind chimneys clear of pine needles and check sealant at penetrations every few years. Exposed-fastener panel is also low maintenance on a simple gable or outbuilding — a quick fastener inspection every few years is the routine, which is a sound choice for garages, shops, and pole buildings.

Can a metal roof go on a low-slope section?

It depends on the pitch and the panel. Many standing-seam profiles are rated down to low slopes when the seams are mechanically locked and the underlayment is right; exposed-fastener panel is not. We check the manufacturer's minimum slope for the exact profile rather than guessing.

How much does a metal roof cost in Wisconsin?

No — not the way we install it. The noise reputation comes from bare panels screwed to open purlins on a barn. Over a solid deck with underlayment and attic insulation below it, a metal roof is not noticeably louder than asphalt.

Can you install metal over my existing shingles?

We don't. Going over old shingles traps moisture against the deck, hides rot you'll never find until it's structural, and makes the sheathing impossible to inspect or repair. We tear off to the deck every time.

Does a metal roof prevent ice dams?

It dramatically reduces them, but it isn't a magic fix on its own. Ice dams start with heat escaping into the attic. Metal helps because snow slides off before it can melt and refreeze — but we still correct ventilation and insulation and run full ice-and-water shield at the eaves so the cause is handled, not just the symptom.

Will a metal roof lower my utility bills?

Often yes. Many carriers discount for Class A fire ratings and Class 4 impact-resistant metal systems. It's worth a call to your agent before you decide between metal and asphalt — the discount can shift the math.

Does metal roofing attract lightning?

No. Metal doesn't attract lightning, and because it's non-combustible and conductive it actually disperses a strike more safely than a shingle roof would.

What colors does metal roofing come in?

Standard color lines run from the classic Northwoods darks — charcoal, matte black, forest green, burgundy, and barn red — through bronzes, tans, and clay tones, plus copper and weathered-steel looks. We can match roof, trim, and outbuildings so the whole property reads as one.
